Pets & Cycles All properties advertised on this list are offered on the basis that pets will not be allowed (cats & dogs). If a property owner will allow a dog or a cat then this information will be noted on the property particulars. Caged birds (and fish in small tanks) are usually accepted, caged small furry animals & rodents are usually not allowed. Bicycles can usually be kept in a garage of a house if there is one. However in most blocks of apartments cycles may not be brought into the flat itself or into any of the common areas due to fire and other regulations. One or two blocks of flats may have cycle storage areas.

Water Rates All properties advertised on this list are offered exclusive of water rates which will be the responsibility of the tenant.
Council Tax In all properties the tenant is responsible for paying the Council Tax. Where known we mention the Tax Band - 2011/2012 the Rates in Central Bath are believed to be as follows A £957.89, B £1117.54, C £1277.19, D £1436.64, E £1756.14, F £2075.44, G £2394.73, H 2873.68 These figures are intended to be as a guide only and all tenants should not rely on them as being 100% accurate, property not in central Bath will have other prices, some lower some higher. Telephones The presence of a telephone or telephone socket in a property does not necessarily mean that a telephone service is available. Telephone provision is subject to British Telecom and other regulations.
All lettings are subject to terms and conditions; status reports and references will be requested. Sureties (guarantors) may be required in some cases.
Viewings All viewings are strictly by appointment with Challenger International Limited on an accompanied basis.
If you become aware of the address of a property that you wish to view, you will not be permitted to visit it whilst "passing" as this would contravene our agreement with the property owner and any existing tenant.
No direct approach should be made to the owner of the property as this could result in a claim both for fees payable under our contract, and for income that would have been received by us under our agreement.
If you discover, in the course of your dealings with Challenger International, that you are acquainted with the owner of the property for whom we are acting, and you take a tenancy of that property, then our fees will be due in full, payable by you and the property owner.
All negotiations, both before and during any visit or tenancy, must be through Challenger International Limited.
All appointments to visit properties will be to meet at our offices. We regret that, for security and other reasons, we are unable to meet viewers outside properties.
We regret that it is not possible for young children to be taken on viewings in case of accidents and for safety. Young children are not allowed to enter properties available for letting during viewings.
